Property Management 

Long term management of property to let requires a balanced approach hence both personal and professional approach, ensuring the smooth running of your portfolio maximising returns. The management of your property: Registering

We specialise in the management of residential property and have over 30 years’ experience. It is our main business and not a side line to property sales.

 

Appraisal:

Our services include advising and sourcing for purchase helping Landlords to identify the best areas in which to invest and have a dedicated property sourcing team member.

 

Selection of tenants:

All prospective tenants are carefully referenced in house; we require references from both current landlord & current employer. If both of these cannot be provided, a UK home owner based guarantor will be required. Credit checks are available on request.


Drawing up the lease:

This is a legally binding contract and all the tenants are obliged to sign. If this is your own home, it will contain the necessary clauses to give you the right to recover your home whenever you need it, subject to the necessary notice period of 3 months.


Inventory:

An inventory is taken by our staff at the beginning and end of the tenancy, this is held on file at our office. The condition of the décor carpets and furniture is assessed and supporting pictures are taken, we then require the tenant to return the pictures which must be signed within 5 working days. Any additional comments can be made by the tenant at this stage. It is also the landlords responsibility to carry out there own initial inspection.


Rent collection:

Tenants can pay rent by cheque, standing order, bank transfer, or by credit/debit cards, we do however encourage tenants to pay by standing order. With our on line account we can log on it any time to check payments etc.


Payment of money:

The rent we receive is paid via BACS into your nominated account on a monthly basis. This is accompanied by a full statement which is sent via post or email.


Deposit & damage:

Tenancy deposit law was introduced on 6th April 2007 and provides protection for tenants by preventing landlords and letting agents from unfairly withholding a deposit. The scheme protects all Assured Shorthold Tenancies in England and Wales (covering most tenancies since 1997). We will register and hold your tenants deposit in an approved scheme under your name.


Tax on rental income:

We will be pleased to advise you on the general tax implications of letting your property. As agents, if you are an overseas landlord we are required by the inland revenue to retain tax on your rental profit and file your returns and pay the tax due, we will also be please to advise you on the inland revenue non-resident landlord scheme.


Council tax, water rates, electric and gas bills:

Generally the tenants in your property are responsible for all outgoings. We advise the utility companies of the new occupant and the forwarding address of the previous tenants. We also provide up to date meter readings, so the correct bills can be sent out.
Service charges & ground rent are the landlord’s responsibility, unless agreed prior.


Commission:

Commission is charged only on rents collected. There is no extra charge for preparing inventories, tenancy agreements, or for taken up references. If Anglo collects no rent, they earn no commission.


Finding tenants:

Anglo has an extensive list of properties which we advertise extensively on a daily basis. We also have a mailing list of which a list of all current properties is sent out weekly to all prospective clients awaiting suitable accommodation. Also many recommendations come from previous tenants. We also advertise the properties in our window, on various property portals such as, rightmove, find a property & prime location and to let signs can be put up outside your property with your consent.


Maintenance:

The guild of master craftsman, gas safe registered engineers, joiners, decorators.
We employ all our own maintenance staff, all qualified, meaning less inconvenience to landlords.

Insurance:

We can arrange full landlords insurance at highly competitive rates and deal with insurance companies on your behalf, please contact us for more information.
