Moving in

 

If you are relocating to the area, moving out of home for the first time, or just fancied a change Anglo Staff will be happy to advise you on the best areas suitable to you and your needs. The minimum let is usually for a period of 6 months.

 

References are required from each tenant being: Employers, Previous Landlords or alternatively, if the latter is difficult to provide a responsible home owner may act as guarantor on your behalf.

 

In most cases the deposit is equivalent to just over a calendar month's rent. The tenant will be responsible for all services supplied to the property including Council Tax and Water Rates Rent is due on the first day of your tenancy and then the same day each month, for ease rent may be paid by any of the following methods: BACS, Cheque or standing order.

 

An Inventory is taken by our staff in between lets and held on file at our office, the condition of the décor, carpets and furniture is assessed and if anything is not up to Anglo standards a job sheet is drawn up and the maintenance staff are then instructed to make good or replace. On moving in you will be given a booklet named ‘statement of condition’ ’this will be made of pictures of the property. You will be asked to sign the pictures if you agree that the picture reflects the current condition. You will also be given the opportunity to add your comments and amendments. Once you have done that we will ask you to return the pictures to our office. In the stamped address envelope.

 

A move in inspection is carried out prior to you moving in, this is to ensure that the property is clean, and all repairs and your requests have been carried out and that nothing has been over looked. The meter reading’s will also be taken at this point to ensure they are accurate, and will be supplied to you when you collect your keys later that day.

 

On you move day, you will need to call to our office to collect your keys and sign the tenancy agreement and other legal notices/documents. You will be supplied with info such as alarm/entrance codes, emergency contact numbers, deposit certificates etc.
