The minimum letting period is usually six months, though longer agreements can be arranged depending on the property.
Before moving in, we require references from each tenant. These may include:
Employer references
Previous landlord references
Alternatively, if these are difficult to provide, a responsible homeowner may act as a guarantor on your behalf.
A deposit (typically equivalent to just over one month’s rent) will be required. Your deposit will be protected in a government-approved tenancy deposit scheme, and you will receive the relevant certificate and details.
Rent is due on the first day of your tenancy and the same date each month thereafter.
Payments can be made via BACS, standing order, or cheque. For ease and reliability, we recommend setting up a standing order.
Tenants are responsible for all utilities supplied to the property, including:
Gas and/or electricity
Water rates
Council Tax
Broadband, TV licence, and any other personal subscriptions
We will provide you with the property’s meter readings at move-in so you can set up your accounts with the relevant suppliers.
Prior to your move, our staff complete a full inventory check covering décor, carpets, furniture, and appliances. Any issues are addressed before you move in.
You will receive a Statement of Condition booklet, including photographs of the property. You will be asked to:
Sign to confirm the photos accurately reflect the current condition.
Add any comments or amendments you feel are necessary.
Return the signed copy to us in the stamped addressed envelope provided.
This process protects both you and the landlord by creating a fair record at the start of the tenancy.
Before you collect your keys, we will carry out a final inspection to ensure:
The property is clean and ready for you.
Any agreed repairs or requests have been completed.
Meter readings are accurate and recorded.
On move-in day, you will need to attend our office to:
Sign your tenancy agreement and all required legal documents.
Collect your keys.
Receive important information such as:
Alarm or entrance codes
Emergency contact numbers
Deposit protection certificate
Guidance on reporting maintenance issues
